The difference is that we pride ourselves on our low ratio of Property Managers to Properties we are able to provide a more complete service and maintain ongoing communication with both tenants and landlords. Both principals and our Senior Property Manager are hands on and are actively involved in the Property Management portfolio, we encourage feedback from clients, good or bad.
Our method of management is technologically advanced using the latest software, inspections are conducted in real-time using portable smart devices and the reports emailed to the owner shortly after, tenant viewings are conducted and comments recorded, again using the latest software which can then be emailed to the owner on a regular basis.
A large majority of Golden Gates Realty business is derived from past clients, just sold, or referrals from those clients.
Our primary role is to successfully manage our clients’ properties to attract the best possible tenants and achieve a realistic rental return. We do this by utilising our excellent Property Management skills; however, the service does not end there. Landlord Protection Insurance
We strongly recommend Landlords Protection Insurance. Although we take all steps to ensure your property is well cared for, and that rent is paid on a consistently regular basis, occasionally tenant’s circumstances change.
If for whatever reason a tenant abandons the premises, damages the premises or simply cannot pay the rent, we prepare all the necessary documentation to recover monies through the court process, or in the case of an abandoned property, recover possession of the property.
Sometimes the tenants bond of (4 weeks rent) does not cover the cost; therefore, you may experience a shortfall. If you have a Landlords Protection Insurance you will be covered for the majority of the loss.

Finding Quality Tenants
How we secure quality Tenants:
Golden Gates Realty will firstly expose your property to the market utilising all the major websites, you will notice if you see one of our properties on Realestate.com and Domain.com, it will be displayed as a priority listing, we pay extra for this privilege and the results speak for themselves, numerous calls from prospective tenants.
Your property should command a rent return which is fair, reasonable and within the range of similarly compared properties in the area. It is our duty to achieve the best rental return, however asking too much for your property may result in an extended vacancy. Our experienced Property Managers will guide you through this process.
We liaise frequently with Relocation Agencies who are tasked with finding accommodation for executive tenants from the resource sector, these are high quality tenants. We also have a large number of quality tenants on our database that have rented through us previously, we give priority to them as they have proven to be excellent tenants. Ironically many previous tenants have returned, to give us their investment properties to manage; or they are so impressed with our services when our client are buying they feel confident in our services to list their newly purchased home for rent, this is a testimony to the credibility and commitment of our Property Managers.
Once a tenant expresses interest in one of our properties they are required to complete a comprehensive application form. In this application form the prospective tenant is required to provide their employment details, previous rental references and any relevant information.
Once we have applications, our vetting process starts, we conduct the following checks.
- Current employment check, confirming tenure and salary.
- Tenancy Database checks i.e. TICA to ensure they are not registered as a bad prospect, this covers Australia and New Zealand.
- Rental reference checks, we speak to previous owners or Property Managers to ensure their previous property was well looked after and rent was paid consistently on time.
- Character references, we contact and speak to any character referees provided by the tenant.
- We also do a Check on all social media sites.Having scrutinised and processed the applications received we will call you and discuss the applicants in detail.
