Processing your Application Form Correctly

We are pleased to be able to offer you the opportunity to rent through Golden Gates Realty. Our tenancy application form is available online to make the whole process easier.

Applications will only be processed on a fully completed and signed Tenancy Application form from our office together with 100 points of identification. We will not process an incomplete application.

Please download and complete our application in full, including your signature and return to our office, along with your option fee and 100 points of identification.

We are not obligated to give any reason for non-acceptance if your application is not approved for tenancy. If your application is not approved you will be informed by phone, email or SMS.

Should your application be accepted, you will be asked to pay the bond, for two weeks rent in advance you will receive a full guide on how to complete your paperwork.

It is a tenant responsibility to arrange the connection of electricity, gas and telephone to the property, once the application is approved.

Maintenance requests must be submitted to this office in writing. This can be done online by completing the form below or by downloading a request form and emailing, faxing or delivering to our office.
Please provide us with as much detail as possible so that we can process your maintenance request as efficiently as possible. Should the maintenance request be for an appliance please be sure to mention the make, model and serial number, and in the case of an oven or hot water service, whether it is gas or electric.
We do our best to rectify your maintenance requests as quickly as possible, however we have only a limited authority from the owner and may need to refer your request to the landlord for approval. Therefore, we are unable to guarantee against delays on items other than emergency repairs.

Paying Rent

Golden Gates Realty have made it very easy to pay rent.

Please note that rent must be received by the due date no tolerance for late payment. To avoid falling into arrears please be sure to account for the days it may take for an internet transfer to reach Golden Gates Realty or the time it may take for a cheque to clear. If you think your rent might be late please contact our office to advise one of our friendly staff.

Rent Arrears Policy

We pride ourselves in our careful tenant qualification and screening process. Applications are approved ONLY on the grounds that we are confident that the rent will be paid on time, every time. However, a minority of tenants still get behind in their rent, despite all of our tenant screening procedures. As we do not know who this will be when we sign tenancy agreements, we need to advise each tenant of our zero-tolerance policy for late rent payments.

Follow-up phone calls and persistent personal contact has caused some tenants upset, embarrassment and also resentment. However, we cannot apologise for such action as we believe that the rent must be paid on time… all the time!

We make it clear that our clients who own the rental property have taken out a mortgage. This person has approved your application ONLY on the grounds your rent will be paid on time… every time!

We have in place through our software Property Tree SMS and email reminders, Therefore, if you believe you may be late with a rent payment, you must notify Golden Gate Realty at least 3 [three] working days beforehand, so the landlord can be informed. In some cases, we ask you do all that you can do to borrow money from other sources (i.e. your family, friends, employer, bank, etc) should you not be able to make a payment on time. Every effort should be made to ensure your rent is paid on time or before the due date.

However, should we not be contacted our policy will then be…

  • 1 day late – We will send you a reminder SMS, email or you will receive a phone call
  • 2 days late – A phone call, SMS, email or personal visit will be made
  • 3 days late – Breach or termination will be issued
Giving Notice

If you are approaching the end of a fixed term tenancy you are required to provide our office with at least 30 [thirty] days’ notice in writing of your intention to vacate.

If you are approaching the end of a periodical tenancy you are required to provide our office with at least 21 [twenty-one] days’ notice in writing of your intention to vacate.

Please print off the form from the tab Forms and find your Form 12 and ensure all tenants sign off on it and return it to our office by email to

Once the form has been submitted your property manager will acknowledge receipt of the notice and will forward you a letter confirming the date of your vacation along with a final bond inspection cleaning guide.
